Fencing and or landscaping may be required to shield head -light illumination from adjacent and nearby <br />areas. <br />A landscape plan has been prepared to add new landscaping throughout the site. <br />In addition to the specific Special Use standards established for drive-thrus, the ordinance also requires <br />compliance with the special use standards in Section 8-130. Our project meets these standards as noted <br />below: <br />(1) That the establishment, maintenance, or operations of the special use will not be detrimental to or <br />endanger the public health, safety, morals, comfort or general welfare. <br />The project is a demolition and redevelopment of an existing McDonald's restaurant. The new restaurant <br />will not be detrimental to or endanger the public health, safety, morals comfort or general welfare of the <br />community. In fact, the new restaurant will be an attractive addition to the neighborhood and the <br />community. <br />• (2) That the special use will not be injurious to the use and enjoyment of other property in the immediate <br />vicinity for the purposes already permitted, nor substantially diminish and impair property values within <br />the neighborhood. <br />The restaurant is a permitted use in the B-3 zoning district. The drive-thru requires a special use permit <br />to continue to operate a restaurant with a drive-thru on this site. The drive -though element of this <br />restaurant will not be injurious to the use and enjoyment of other property in the immediate vicinity nor will <br />it substantially diminish and impair property values in the neighborhood. In fact, the new restaurant will <br />allow McDonald's to continue operation of this business in a newer, more attractive building that may help <br />to encourage other improvements in the neighborhood and help to increase property values. <br />(3) That the establishment of the special use will not impede the normal and orderly development and <br />improvement of the surrounding property for uses permitted in the district. <br />The special use will not impede the normal and orderly development and improvement of the surrounding <br />property for uses permitted in the district.
