Adequate utilities, roads, drainage and other infrastructure exist to serve this redevelopment site. The <br />McDonald's restaurant will continue to have a similar impact on public infrastructure after the <br />redevelopment as it does currently. We are working with Ramsey County regarding the new curb cut <br />onto the frontage road, which we believe will improve access to and from the site. <br />(5) That the special use shall in all other respects conform to the applicable regulations of the district in <br />which it is located. <br />The special use will comply with all of the applicable standards in the Zoning Code, specifically Section <br />11-020 (10). <br />SUMMARY <br />We respectfully request approval of the Site Plan and Special Use Permit to allow demolition of the <br />existing McDonald's restaurant at 729 Long Lake Road and construction of a new McDonald's restaurant <br />on the site.
