Lot Size: 18,665 SF (0.43 acres) <br />Topography: Generally flat -sloping north <br />Comprehensive Plan Designation: Low Density Residential <br />Zoning: R —1, Single Family Residential <br />Surrounding Land Uses <br />North: Lake Diane <br />South: single family homes <br />East: single family homes <br />West: single family homes <br />SPECIAL USE PERMIT ANALYSIS <br />The applicant is proposing to construct a 5' x 12' 3" enclosed front entry within the 30' required <br />front yard setback. A 24' setback is allowed for entryway additions by Special Use Permit. The <br />applicant is proposing a 25' setback. Below is the special use permit analysis with a staff <br />response in italics for each required condition. <br />Zoning Code Section 4-040 (3) (B) states the required 30' front yards setback maybe reduced to <br />24' subject to compliance with the following conditions: <br />a. The proposed addition uses the same exterior structure materials and colors as the <br />principal structure and accessories. <br />Stafffinds this criterion to be met. The applicant has stated in the Special Use Permit <br />narrative that the exterior materials will match and compliment the exterior of the <br />home. <br />b. The roof is properly proportioned to and integrated with the roof of the principal <br />structure (dwelling) on the property. <br />Staff finds this criterion to be met. The proposed elevation illustrates a roof line and <br />pitch that will be integrated with the roof of the home; <br />C. The base of the addition is not open and its appearance is consistent with the base of <br />the building. <br />Staff finds this criterion to be met. The proposed elevation illustrates the enclosed <br />entry will extend to grade with a single step up to the door. The home is a split level <br />with the entryway half -way between the basement level and main floor level of the <br />home. <br />d. The structure shall not exceed 35% of the width of the front of the dwelling, <br />excluding the garage, or shall not exceed twelve feet in width, whichever is less. <br />Staff finds this criterion to be me. The width of the proposed entryway is 12'3 ". The <br />existing width of the home is 58' allowing for a maximum width of 20'. <br />Based on the above responses, staff finds the special use standards of Section 4-040 (3) (B) <br />to be met. <br />
