That the establishment of the special use will not impede the normal and orderly <br />development and improvement of the surrounding property for uses permitted in the <br />district. <br />That adequate utilities, access roads, drainage and/or necessary facilities have been or are <br />being provided. <br />That the special use shall in all other respects conform to the applicable regulations of the <br />district in which it is located. <br />8. a Planning Commission found all Special Use Permit criteria of Section 8-130 to be met <br />e to the following: <br />The automotive repair use consists only of "minor" repairs. <br />The site is used and surrounded by other industrial uses. <br />The applicant proposes to store all vehicles associated with the use indoors during non- <br />business hours. <br />The brokerage and sales portion of the business will be secondary to the primary function <br />of detailing. <br />The applicant has agreed to limit the sales portion of the business to a maximum of five <br />vehicles at any given time. <br />THEREFORE BE IT RESOLVED, that based upon the above findings of fact the application <br />r a Special Use Permit (SP2010-001) is hereby approved, subject to the following <br />1. 11 vehicles being serviced and/or sold are parked indoors during non -business hours. <br />2. Jnlicensed or inoperable vehicles cannot be stored on site. <br />3. rection of any signage requires a Permanent Sign Permit and shall comply with Zoning <br />ode Sections 9-100 - 9-120. <br />4. he applicant obtains the necessary building permits and the Building Official performs a <br />al inspection prior to the start of business. <br />5. he special use pertaining to automotive sales is limited to five cars at any given time. <br />this 23`d day of March, 2010. <br />Dave JacWsen, Mayoro <br />A ST= Dean R.
