This <br />sanctions measures 48.5' x 101' and contains 19 covered parking stalls. The applicant indicates <br />glut this structure is unsightly and in dbacpur, is poorly, sited for ease of parking and <br />mmuniverin& and creates safely concerns on site. The intentions with removal include creating <br />mom on-site surface parking stalls, opening up the northerly parking arca so as m provide for <br />safer parking and maneuvering movements, and to better light the area to prevent vehicle break - <br />ns and then The soutltarly detached garage structure would remain as the same concerns do net <br />exist due b its site placement. However, the applicant hes indicated intend to improve [his <br />structure m ensure its longevity. <br />Required # of Parking Stalls <br />Zoning Code Section 11-030(3) (D) reclaims a min®um nurnber of off-street parking stalls, <br />which includes a covered parking stall requirement of 1 per dwelling unit. This aper went <br />complex, known as Powtain Terrace, contains a total of 72 units. With the northerly detached <br />garage structure having 19 sells and the southerly, detached garage structure also containing 19 <br />stalls, the site is currently 34 smils short of the required number of covered parking (72-38-34). <br />With Nis request, the applicant would be increasing the cove d stall manconfrrmity, by 19 stalls. <br />Overall parking (covered +surface) most be provided on she as follows: <br />2 stalls / unit (1 of which must be covered)+ 1 visitor stall up to 10 units; +0.5 visitor stalls <br />in excess of 10 units = (2 x 72 (72 covaed)-144)+ 10 +(0.5 x 62=31)=185 (72 of which <br />most be covered) <br />Including all existing 38 covered stalls and all other surface stalls, Ne site currently caromms a <br />total of 172 parking "6, 13 stalls shortof the requirement of Sectiw 11-030(3) (D).
