Sony also reviewed the "conceptual"plain that <br />include other futre improvements W the site related the landscaping, sidewalks, and drainage be <br />determine if any of the wncontbrning pattern lot setbacks can/could be reduced and/or <br />eliminated. Staff fords the fallowing: <br />• A 15' find[ yard parking lot setback at the nothedy parking area could be achieved, while <br />still maintaining the minimum number of required off-street parking stalls (185). Staff <br />prepared a rough plan depicting this, which is attached to this report. It is not practical to <br />matt a 30' setback as too much parking would be eliminated. <br />• It is am practical to meet the 5' northerly side yard parking lot setback. Doing this would <br />eliminate an entire row ofparking, which would bring the site below the minimum number of <br />required off-street parking stalls. <br />• A Press yard parking lot setback could be maintained if an investment was made to improve <br />the parking ares, ant sidewalks between the buildings and I -35W. Staff would recommeM <br />that if this area of the parking lot is improved with nub ant sidewalks are recoastmctd, as <br />shown on the future cmmcepand Plans, the parking lot be reconstructed to meet a 5' setback w <br />the lot line adjacent to 1-35W. <br />Cancluaiorr <br />The purpose of the Nonconforming Use Permit process is to allow improvements on properties <br />with muncomormities when one or more of the following conditions of Zoning Code Section 8- <br />460 are and (staff responses below in italics): <br />A.
