• Average life expectancy for all options is 8-10 years.
• Replacing with a tankless option would continue to support demand of community center and
reduce energy consumption during low use periods and when the facility is closed.
The option of a tankless system was selected and compared between Kramer Mechanical Plumbing&
Heating and Commercial Plumbing and I-leating. Kramer Mechanical Plumbing&Heating provided a
bid that used less energy due to a smaller tank for a circulating pump and provided a design that would
interfere less with the mechanical rooms.
References were checked on similar applications by Kramer Mechanical Plumbing&Heating with the
following responses:
• Regal Carwash,Coon Rapids: Installed in November 2009 and love them. Very efficient and
can adjust the temperature if need be to adjust for highest efficiency. Have never needed any
work and would highly recommend working with Kramer Mechanical Plumbing&Heating
again.
• Darby's Pub&Gill,Minneapolis: Person in charge of installation no longer works their but
found that the heaters were installed in 2009. Person now in charge did not know anything about
the water heaters or Kramer Mechanical Plumbing&Heating but did state that there are no
issues with hot water and"the water gets hot very fast".
Costs and Funding:
The cost to replace water heaters in the New Brighton Community Center is budgeted for$32,500.
The recommended bid is not to exceed$24,000. Funding for this purchase is through the Non-
Fleet budget.
Brad Martens
Facilities Manager
Attachments
Kramer Mechanical Plumbing&Heating Bid
Capital Replacement Justification Form
I:ICOUNCIUREPORTS\2011\Parks and Recreation\NBCC Water Heaters doc
