MINUTES <br /> New Brighton Economic Development Commission Approved <br /> Special Meeting—March 24,2011 <br /> 7:30 a.m. <br /> Members/Liaisons Present: Gina Bauman,Mike Murlowski,Marie Hansen,Dennis Flahave, D.L. <br /> Beach,Bob Benke(arrived at 8:00) <br /> Members/Liaisons Absent: Terri Snell,Bob Smith <br /> Staff Present: Grant Fernelius-Community Development Director;Dean Lotter,City Manager,Katie <br /> Bruno-Office Assistant. <br /> Consultants Present: Arne Cook,Mark Ruff <br /> The Following were present from Ryan Companies: <br /> Casey Hankinson,Director of Development <br /> Eric Anderson,Director of Development <br /> Rick Collins,Vice President of Development <br /> Ryan Companies reported that they have developed numerous sites in the metro as well as nationally. <br /> They work with office, industrial,medical, senior housing and primarily built to suit. They reported they <br /> focus on building lasting relationships with their clients, and have 100%customer satisfaction. They <br /> have recently starting hiring staff following a period of reduction in staff. <br /> Commissioner Murlowski questioned where Ryan works geographically. <br /> Rick Collins noted they are based in Minnesota,but do work in Chicago,Iowa,Arizona, and California. <br /> Casey Hankinson stated three things that separate Ryan form other developers include: <br /> (1)Their ability to get the project done. <br /> (2)Their ability to build to suit <br /> (3)Their ability to deal with complex land sites. <br /> Commissioner Flahave questioned what environmental constraints Ryan sees with the Northwest <br /> Quadrant? Mr. Hankinson replied they would bring their environmental staff in to review what has <br /> already been tested,and move forward from there. <br /> Mr. Hankinson reported the Northwest Quadrant is in a great location, and ready to market,it was <br /> reported that the entire market need not improve, and they would hope for a few interested users. While <br /> medical devise users are the most consistent right now,they would market to a variety of users. <br /> Rick Collins noted that Ryan is capable of assessing and cleaning up contaminated sites,and that they <br /> were involved with the TCAAP site recently. <br /> Councilmember Bauman questioned how Ryan would plat the area. Mr. Hankinson noted the lots and <br /> the sizes of the lots would support 100,000-125,000 square foot buildings. <br /> Commissioner Beach asked if they were experienced in hospital work. Mr. Collins reported the state <br /> legislature works with locations of hospitals;however other medical facilities would be considered. <br /> Mr.Hankinson offered the following timeline: <br /> 2011 a one year time to market the site. <br /> 2012 begin development with yearly improvements. <br />
