Mr. Hankinson noted Ryan is extremely competitive in the marketplace. <br /> Commissioner Beach asked how the NWQ would be marketed. Mr.Hankinson noted they would <br /> proactively contact brokers directly,and would meet directly with companies to discuss relocation <br /> options. Marketing efforts tend to be more targeted. <br /> Councilmember Bauman asked if it is beneficial to have some small retail. Mr. Collins replied only if <br /> there is enough density of employment to support the retail. It was reported retail tends to follow rather <br /> than lead development. <br /> Director Fernelius asked for a brief financial statement. Mr. Collins noted Ryan Co. is a stable privately <br /> owned company, experiencing yearly profits. The focus is on built to suit. Ryan Co. is careful of <br /> tenant credit worthiness. Mr. Collins invited city staff to contact their CFO and/or CEO to address any <br /> additional questions pertaining to finances. <br /> Commissioner Benke questioned what if any impact they feel a Vikings stadium would have. Mr. <br /> Collins thought a positive impact,as it would bring exposure to the area. <br /> Director Fernelius reported the EDC will discuss today's interviews as well as the future Brokerage <br /> interviews at their next meeting;April 19th, and would hope to have a recommendation to the City <br /> Council following that meeting. <br /> The Following were present from The Opus Group : <br /> Dave Menke, Senior Vice President and General Manager <br /> Tony Phelps, Senior Director,Real Estate Development <br /> Matt Rauenhorst,Director,Real Estate Development <br /> Grant Peterson,Vice President, Opus AE Group <br /> Dave Menke, Senior Vice President and General Manager noted The Opus Group has recently gone <br /> through some restructuring and is currently a strong company with strong balance sheets and strong <br /> bonding capacity,making them able to take on large projects. <br /> Grant Peterson reviewed a variety of projects completed in the recent past both locally and nationally. <br /> City Manager Lotter questioned the environmental challenges they encountered on a particular job. Mr. <br /> Menke noted it was primarily soils, as the particular project needed to be cleaned up to a higher <br /> standard. <br /> Councilmember Bauman questioned what the developers think would be a good fit. Mr. Menke <br /> responded they would work with the City to meet their wishes,but sees some multi-story office <br /> buildings,hotels, and apai tiuent buildings to spur activity;noting more dense building at the front,with <br /> the larger single story buildings to be constructed to the north. <br /> Councilmember Bauman commented that the background in pollution&environmental issues is s <br /> benefit. <br /> Commissioner Murlowski asked how New Brighton compares with Roseville and Blaine. Mr. Menke <br /> stated that Roseville still has work to do,as their vision is not yet formalized. Menke also noted the <br /> New Brighton location is more desirable than Blaine. <br /> While it was noted that direct access to the NWQ could be a detriment, Commissioner Benke noted <br /> there are three interchanges that serve the area. <br />
