Director Fernelius questioned if any of the outstate efforts have been successful. Mr. Menke reported <br /> there is very little movement into Minnesota. Office consolidation seems to be prevalent;businesses <br /> like to consolidate without going too far out of the metro area,preferring to stay where their employees <br /> base is. <br /> Commissioner Flahave questioned what the percentage of business is referral based. Mr. Menke <br /> estimated 65%. Mr. Menke noted currently market rate rental is popular and commented the upcoming <br /> Stuart project is good for New Brighton. <br /> Commissioner Benke asked if they are considering retail space with rental units above. Mr.Menke <br /> stated he would approach that idea thoughtfully,as it has not proven successful in all cases. <br /> Commissioner Benke asked what the developer's thoughts are related to the potential Vikings stadium. <br /> Both Mr. Menke and Mr. Phelps thought it would be beneficial to the project. <br /> City Manager Lotter asked what experience the developers have in working with the legislature to <br /> request additional funding for clean up purposes. Mr.Menke noted they work closely with a lobbyist <br /> and they have an environmental specialist on staff as well. <br /> Commissioner Beach questioned how the developer would approach the legal aspects of a hospital. Mr. <br /> Menke reported they have worked on medical office buildings in the past, and would work with their <br /> lobbyist to facilitate necessary meetings. <br /> Matt Rauenhorst summarized the service Opus would provide,indicating that they would work hard to <br /> satisfy the City's goals. <br /> Commissioner Flahave questioned if there is any superfund money available. Mr. Menke stated he <br /> would consult his colleague Margaret Knowlton. <br /> Director Fernelius reported the EDC will discuss today's interviews as well as the future Brokerage <br /> interviews at their next meeting;April 19th, and would hope to have a recommendation to the City <br /> Council following that meeting. <br /> The meeting ended at 9:45. <br />
