RESOLUTION NO. <br />11-050 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />MAKING FINDINGS OF FACT AND APPROVING A SPECIAL USE PERMIT. <br />✓HEOAs, an application has been made by Marla Ordway on behalf of Pratt Ordway Properties <br />to p�mut an amendment to the existing Comprehensive Sign Plan governing allowed signage at <br />Mai>jt', Street Village, to allow the corner tenant of Building E to erect wall signs measuring 48 SF <br />whep:! the existing sign plan allows 28 SF, and <br />✓HEIJFAS, the procedural history of the application is as follows: <br />1. An application for a Special Use Permit was received on March 28, 2011. <br />2. the Planning Commission, pursuant to published and mailed notices, held a public hearing <br />c�lp April 19, 2011 and all present were given a chance to freely speak at the hearing. <br />3. fhe Planning Commission recommended approval on April 19, 2011, subject to one <br />4. 'oe City Council considered the request on April 26, 2011. <br />✓HER As, the Planning Commission and City Council make the following Findings of Fact with <br />resp t to the Special Use Permit (SP2011-006): <br />1. 'ie property is zoned B — 4, Downtown Business. <br />2. e property is guided in the Comprehensive Plan for City Center. <br />3. 1 1> ilding E is located at the comer of County Road E2 and 5°i AVE NW. <br />4.�Ie existing use of the site consists of a multi -tenant retail building with five individual <br />t {r, -ants in Building E. <br />5. F Cr Zoning Code Section 9-041 Main Street Village is considered a renewal area and is thus <br />raTmitted to adopt a Comprehensive Sign Plan. <br />6. ultiple amendments to the Comprehensive Sign Plan have adopted over the years to <br />r pond to the tenant make-up of the development and in response to economic demands. <br />7.a corner tenant of Building E, currently known as Glory Days Bar/Restaurant, proposes to <br />ct a 48 SF sign on both the street and parking lot facades, when the existing sign plan only <br />rmits a 28 SF sign. <br />8. a Planning Commission and City Council reviewed the proposal in accordance with the <br />flowing Comprehensive Sign Plan findings of Zoning Code Section 9-041 (4). <br />a.That the sign plan provides sound identification, reduction of clutter, and aesthetic <br />enhancement. <br />b.
