Ito <br /> ty <br /> iN <br /> NV Report Number 11-155 <br /> BRIGHION Agenda Section VI-5 <br /> the city that works for you Council Meeting Date May 24, 2011 <br /> REQUEST FOR COUNCIL CONSIDERATION <br /> ITEM DESCRIPTION: SilverCrest Properties LLC requests approval of a Planned Residential <br /> Development Amendment for Meadowood Shores, located at 2100 Silver Lake Road. <br /> DEPARTMENT HEAD'S APPROVAL: Grant Fernelius, Community Development Director C <br /> CITY MANAGER'S APPROVAL: <br /> No comments to supplement this reporic, Comments attached <br /> 15.99 Deadline: 6/28/2011 v / <br /> Recommendation: Adopt the attached esolution, approving the request as submitted and subject to <br /> three conditions. <br /> Legislative History: May 17, 2011: The Planning Commission considered the request and held a <br /> public hearing. No testimony was given. The Commission voted unanimously to approve the request <br /> consistent with the staff recommended three conditions. <br /> Financial Impact: None <br /> Explanation: The applicant is requesting an amendment to a previously approved Planned Residential <br /> Development. The specific request would allow construction of a 33 SF wall sign stating "Meadowood <br /> Shores Senior Apartments" facing Silver Lake Road. The property is not allowed a wall sign facing <br /> Silver Lake Road because the site does not have frontage on Silver Lake Road, which is a requirement <br /> of Chapter 9 of the Zoning Code. Thus, the only way to permit a sign at this location would be to <br /> specifically allow it as part of the Planned Residential Development approval. It should be noted that a <br /> ground sign is located along Silver Lake Road, which is there through easement and was negotiated at <br /> the time of development and when the City commissioned a project that improved access into these <br /> retail sites back in the early 2000's. <br /> Staff processed the proposed amendment consistent with the Planned Residential Development <br /> Amendment procedure of Zoning Code Section 7-110. That procedure required review of the proposed <br /> amendment against the Planned Residential Development standards of Zoning Code Sections 7-060 and <br /> 7-070.
