Approved <br /> (C) SilverCrest Properties LLC requests a Planned Residential Development <br /> Amendment for Meadowood Shores, located at 2100 Silver Lake Road, to allow erection of <br /> a wall sign. <br /> City Planner Gundlach reported the applicant, SilverCrest Properties, is the owner of Meadowood <br /> Shores, which is a senior apartment complex located at 2100 Silver lake Road. The request is to allow <br /> erection of a 33 SF wall sign on the Silver Lake Road façade of the building. Chapter 9 Sign Code <br /> standards only allow wall signs on facades with frontage on a public street. <br /> Zoning Code Section 7-110 outlines the process for consideration of a PRD amendment classified as <br /> "major", because it affects the exterior of the building. Staff reviewed the standards and found none of <br /> them are impacted by the proposed sign. <br /> Staff finds the proposed sign conforms to the PRD standards based on the following: <br /> • A wall sign facing 27th ST NW would be allowed but would face a residential neighborhood. <br /> Facing the sign towards Silver Lake Road poses less impacts and could be considered a trade for <br /> the 27th ST NW side. <br /> • The sign is much smaller than allowances in Chapter 9 of the Zoning Code. <br /> • A sign does not conflict with any of the standards or principals of the PRD Ordinance. <br /> Over 100 notices were sent out, there were several inquiries. Staff recommends the City Council approve <br /> the request, subject to the following conditions: <br /> • The wall sign facing Silver Lake Road is allowed in place of a wall sign that would normally be <br /> allowed facing 27th ST NW. No signs shall be permitted on the west side of the building. <br /> • The graphic area of the sign does not exceed 33 SF, as proposed. <br /> • Continued compliance with LP337 & PRD60 per Resolution 98-048. <br /> Commissioner Danger asked if the sign will be lighted. Ms. Gundlach stated it is an internally lit sign. <br /> Chairperson Howard questioned if there any issues with having two signs. Ms. Gundlach stated the code <br /> allows one wall sign and one ground sign. <br /> Chairperson Howard opened the Public Hearing at 9:30 pm. <br /> Elizabeth York, representing SilverCrest Properties stated they have planned on putting a sign on the <br /> building for a long time. <br /> Commissioner Nichols-Matkaiti asked if the sign will be visible from Silver Lake Rd. Ms. York stated it <br /> is intended to advertise to those traveling through the parking lot. Ms. York reported the sign has black <br /> lettering and will likely be on a photo cell. <br /> Motion by Commissioner Alvey seconded by Commissioner Danger to close the Public Hearing. <br /> 5 Ayes, 0 Nays, Public Hearing was closed at 9:30 pin. <br /> Motion by Commissioner Danger seconded by Commissioner McPherson to approve staff <br /> recommendation as stated. <br /> 5 Ayes, 0 Nays, Motion Carried <br /> 7 <br />
