RESOLUTION <br /> PLANNING COMMISSION <br /> CITY OF NEW BRIGHTON <br /> RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF A FINAL PLAT. <br /> WHEREAS, the City of New Brighton initiated an application for a Final Plat for property located <br /> within the Northwest Quadrant on the east side of Old Highway 8 NW to be known as Outiota A <br /> —D,NORTHWEST QUADRANT EAST, by the Planning Commission. <br /> WHEREAS,the procedural history of the application is as follows: <br /> 1. The Preliminary Plat of NORTHWEST QUADRANT EAST was considered by the <br /> Planning Commission on February 15, 2011, and an approval recommendation was <br /> forwarded to the City Council. <br /> 2. The City Council approved the Preliminary Plat of NORTHWEST QUADRANT EAST <br /> on February 22, 2011 per Resolution 11-0029. <br /> 3. The Planning Commission considered the Final Plat of NORTHWEST QUADRANT <br /> EAST on June 21, 2011 and recommended approval to the City Council. <br /> WHEREAS, the Planning Commission makes the following Findings of Fact with respect to the <br /> Final Plat(FP2011-001): <br /> 1. The property is zoned NWQ,Northwest Quadrant. <br /> 2. The property is located on the east side of Old Highway 8 NW within the Northwest <br /> Quadrant Redevelopment Area, generally north of I-694, east of Old Highway 8 <br /> NW, south of 14th ST NW, and west of I-35W. <br /> 3. 11 legal descriptions make up the current parcel layout of the approximately 45.45 <br /> acres of property area. <br /> 4. The proposed legal descriptions of the plat comprise of Outlots A — D, <br /> NORTHWEST QUADRANT EAST and dedication of right-of-way to be named <br /> Northwest Parkway. <br /> 5. Section 26-41 of the City Code establishes the following data necessary for a final <br /> plat: <br /> A. The final plat shall be prepared by a land surveyor who is registered in the State <br /> of Minnesota and shall conform to all State and County requirements and the <br /> requirements of this Chapter. <br /> B. Information to be shown: <br /> a. Accurate angular and lineal dimensions for all lines, angles, and curvatures <br /> used to describe boundaries, streets, alleys, easements, and areas to be <br /> reserved for public use. Dimension of lot lines shall be shown in feet and <br /> hundredths; no ditto marks will be permitted. When lot lines are not at right <br /> angles to the street right-of-way line, the width of the lot at the building <br /> setback line shall also be indicated. <br /> b. A numbered identification system for all lots and blocks. <br /> c.
