RESOLUTION PLANNING COMMISSION CITY OF NEW BRIGHTON RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF A FINAL PLAT. WHEREAS, the City of New Brighton initiated an application for a Final Plat for property located within the Northwest Quadrant on the east side of Old Highway 8 NW to be known as Outiota A —D,NORTHWEST QUADRANT EAST, by the Planning Commission. WHEREAS,the procedural history of the application is as follows: 1. The Preliminary Plat of NORTHWEST QUADRANT EAST was considered by the Planning Commission on February 15, 2011, and an approval recommendation was forwarded to the City Council. 2. The City Council approved the Preliminary Plat of NORTHWEST QUADRANT EAST on February 22, 2011 per Resolution 11-0029. 3. The Planning Commission considered the Final Plat of NORTHWEST QUADRANT EAST on June 21, 2011 and recommended approval to the City Council. WHEREAS, the Planning Commission makes the following Findings of Fact with respect to the Final Plat(FP2011-001): 1. The property is zoned NWQ,Northwest Quadrant. 2. The property is located on the east side of Old Highway 8 NW within the Northwest Quadrant Redevelopment Area, generally north of I-694, east of Old Highway 8 NW, south of 14th ST NW, and west of I-35W. 3. 11 legal descriptions make up the current parcel layout of the approximately 45.45 acres of property area. 4. The proposed legal descriptions of the plat comprise of Outlots A — D, NORTHWEST QUADRANT EAST and dedication of right-of-way to be named Northwest Parkway. 5. Section 26-41 of the City Code establishes the following data necessary for a final plat: A. The final plat shall be prepared by a land surveyor who is registered in the State of Minnesota and shall conform to all State and County requirements and the requirements of this Chapter. B. Information to be shown: a. Accurate angular and lineal dimensions for all lines, angles, and curvatures used to describe boundaries, streets, alleys, easements, and areas to be reserved for public use. Dimension of lot lines shall be shown in feet and hundredths; no ditto marks will be permitted. When lot lines are not at right angles to the street right-of-way line, the width of the lot at the building setback line shall also be indicated. b. A numbered identification system for all lots and blocks. c. A boundary line survey including the measured distances and angles and the true distance and bearing between a known point on the boundary and the nearest official monument which shall be accurately described on the plat.
