Trevor, <br /> As per we talked today, I am very concerned that I have had so many police calls to my <br /> apartment building in the last year. The main reason is that I had the wrong manager. That <br /> person, my past manager, took the easy way out and just rented to the first applicant. <br /> As soon as I realized her tenants were causing problems, I got a new manager with specific <br /> instructions for renting: <br /> All tenants will go through a screening process from Rental Research that includes; <br /> • Tenant must have a FICA score of 600+ <br /> • No felony <br /> • No evictions <br /> • We are also using a crime free addendum for new tenants. See attached. <br /> • <br /> As we discussed, of the 9 incidents, 4 are for apartment 8 and 4 are for apartment 2. We asked <br /> apartment 8 to leave and they left on 2/28/11 after their last violation. My new managers, <br /> Christina and Vince Toensing know apartment 2 has had violations and have told him "No more <br /> incidents/violations". The Toensing's feel Mr. Bates is trying to be an upstanding tenant and he <br /> wants to stay in his apartment. The Toensing's have confirmed with Mr. Bates, NO MORE <br /> POLICE CALLS or he is evicted. <br /> The Toensing's are having a Nat'l Night Out Party starting at 5 PM.
