HEAD'S APPROVAL: Kevin Locke,Director of Community Development ' • <br /> MANAGER'S REVIEW/RECOMMENDATION: <br /> No comments to supplement this report Comments attached <br /> EXPLANATION/SUMMARY (attach supplemental sheets as necessary) <br /> To consider a request to reconfigure the lot line separating two existing single family lots, both of which are owned by <br /> Richard Peterson. The purpose of the request is to enlarge the buildable area on Parcel A in order to construct a detached <br /> garage. The Nonconforming Use Permit is required due to the fact that the existing lots do not meet the minimum lot <br /> width requirement of seventy-five(75)feet for lots within the R-1, Single Family Residential Zoning District. The <br /> proposed lot line reconfiguration will have no effect on the existing nonconformity of the lot widths as demonstrated on <br /> the attached exhibits. <br /> FINDINGS <br /> • Section 8-450, Type IV Nonconformities <br /> • Section 4-040 Lot Standards,R-1 District <br /> • Chapter 26, Subdivisions <br /> PAST ACTION <br /> • On April 21, 1998, the Planning Commission held a public hearing and recommended approval of NC- <br /> 109 and PL-244.
