Therefore,the <br /> Planning Commission found that if the subject garage is set 7 feet back, it would be in character with the <br /> rest of the neighborhood, given the additional 25-foot boulevard green space. At a 7-foot setback the <br /> applicant would not have to move the power lines or bring in additional fill to construct the garage. <br /> Additionally, cars parked in the driveway would not extend into the right-of-way as they would at a 3.5 <br /> foot setback. <br /> 3. The request is in conformance with the Comprehensive Plan. <br /> 4. The variance shall not be detrimental to adjacent property or to the public as a whole. <br /> The site is zoned for single family residential use, in which detached garages that do not exceed 600 <br /> square feet is a permitted use.
