Other Considerations: None <br /> STAFF COMMENTS <br /> Site Plan-Phase 3 of the BCP PUD <br /> The subject PUD is located within Sites 3 and 4 of the City's Old Highway 8 Corridor Plan <br /> Redevelopment Sites. The City began redevelopment of the Brighton Corporate Park area in 1988.A <br /> roughly 28 acre area was identified for redevelopment at that time. The intent was to redevelop the area <br /> in at least 2 phases over a period of years. The proposed site plan for Phase 3 does not vary from that <br /> which was envisioned for development of this site as part of the original PUD approval,with the <br /> exception that the fifth building is proposed. <br /> Minor Subdivision <br /> The proposed Plat complies with the standards of the I-2, Heavy Industrial Zoning District and Chapter <br /> 26 of the City's Zoning Ordinance. The proposed Subdivision would create the industrial lots to <br /> accommodate the proposed office/warehouse facilities. The existing area of the subdivision is 6.42 acres <br /> in size and is currently vacant. The specific proposal is to divide off a 1.70,a 1.94 and a 2.47 acre site to <br /> accommodate Phase 2(Lot 2),thereby leaving the existing facility on 5.89 acres of land. <br /> Please note that the legal descriptions for the new lots are labeled Brighton Corporate Park Ill. These <br /> descriptions must be modified as the City already has a Brighton Corporate Park III (Ordway project). <br /> 411/ The applicant has stated that the legal descriptions will be corrected prior to the City Council meeting, <br /> therefore,will be handed out on Tuesday night. <br /> • <br /> 1:1SHAREDI000 NC ILIREPORTS\1999199-CDIP UD.6.WPD <br />
