Neither the EDC nor Planning Commissioners <br /> expressed major objections. <br /> Ian Peterson gave a brief background on Pulte Homes. Mr. Peterson reported that New Brighton offers the <br /> amenities home builders are attracted to; location, quality of schools in the community and the employment <br /> base when considering development. Because buyers desire to live closer to their workplace, Pulte has focused <br /> on in-fill projects. It was reported that smaller"urban village"type communities have been successful in other <br /> metro communities, currently a project is underway in the City of Arden Hills. <br /> Mick Cermak of Pulte Homes stated that recently an operational strategic plan was completed; looking at where <br /> to build and who may be purchasing when considering development. <br /> The following statistics were shared: <br /> • Housing demand continues to be the highest for in-fill locations in top-tier suburban submarkets. <br /> • There is less competition in in-fill locations, noting there are currently 50 homes for sale in New <br /> Brighton, of those over 70% are listed for less than $300,000. <br /> • There is significantly less demand for townhomes. <br /> • There is an excess in townhome supply on the market. Townhome pricing is significantly down, and <br /> Lender owned homes are predominant in townhomes. <br /> • The most active home buyers are young and mature families. It was reported that there continues to be a <br /> demand for move-up housing. <br /> 1 <br />
