Consideration of a Minor Subdivision of 106 Cleveland Avenue SW, creating one 2. Consideration of a <br /> additional lot for development of a single family home. Report No. 12-244. Minor Subdivision of <br /> Resolution No. 12-079. <br /> 106 Cleveland Avenue <br /> SW,creating one <br /> additional lot for <br /> City Planner Janice Gundlach explained that the applicant is requesting a minor subdivision for development of a <br /> 106 Cleveland Avenue SW, to allow the 225' wide lot to be subdivided into two lots of 115' single family home. <br /> Report No. 12-244. <br /> and 110' in width. The property is zoned R-1, Single Family Residential. The existing home Resolution No. 12-079 <br /> would remain on the northerly lot and the applicant would sell/build a new home on the newly <br /> subdivided southerly lot. The proposed subdivision results in one, new single-family <br /> residential unit. She explained SAC and park dedication fees for the new lot would be due at <br /> the time a building permit is requested. Perimeter drainage and utility easements will be <br /> dedicated as a condition of approval, with the applicant recording these easements in <br /> conjunction with the subdivision approval. It was noted all minimum requirements have been <br /> met within Chapter 26 of City Code and Staff recommended approval of the minor subdivision <br /> subject to two conditions: <br /> 1. Payment of appropriate development fees at the time of building permit on the <br /> southerly lot. <br /> 2. Dedication of drainage and utility easements is depicted on Exhibit B of the Resolution. <br /> Mayor Jacobsen asked if the Met Council was notified on this lot split. City Planner Gundlach <br /> indicated that the new lot would have to pay into Met Council a sewer access charge. <br /> Motion by Councilmember Jacobsen, seconded by Councilmember Samuelson to open <br /> the Public Hearing. <br /> 5 Ayes,0 Nays-Motion Carried <br /> The Public Hearing was opened at 7:04 p.m. <br /> Mayor Jacobsen asked for additional comments, there were none. <br /> Motion by Councilmember Jacobsen, seconded by Councilmember Burg to close the <br /> Public Hearing. <br /> 5 Ayes,0 Nays-Motion Carried <br /> The Public Hearing was closed at 7:05 p.m. <br /> Motion by Councilmember Bauman, seconded by Councilmember Jacobsen to adopt a Resolution <br /> approving the subdivision subject to dedication of drainage and utility easements and payment of <br /> appropriate development fees for the minor subdivision at 106 Cleveland Avenue SW creating one <br /> additional lot for development of a single family home. <br /> 5 Ayes,0 Nays-Motion Carried <br />
