Consideration of a Site Plan and Nonconforming Use Permit for Wolkerstorfer <br />Company Inc. concerning a 9,000 SF building addition and associated off-street <br />parking at 348 1St Street SW. Report No. 12-277. Resolution No. 12-087. <br />City Planner Gundlach stated the applicant is requesting Site Plan and Nonconforming Use Permit <br />approval in order to allow construction of a 9,000 SF addition to the existing industrial <br />building located at 348 1St Street SW. She explained that the applicant would also need to <br />receive a MnDOT and Rice Creek Watershed District permit. The proposed addition would be <br />single story and be located on the northeast side of the existing building. The proposed <br />improvements do not include any additional off-street parking or drive areas. A <br />Nonconforming Use Permit is necessary as the site does not contain enough off-street parking <br />stalls to accommodate the size of the existing building. The applicant states the Zoning Code <br />requirements for off-street parking are not reasonable for their business based on how they use <br />their floor space. Much of their floor space is taken up by large pieces of equipment, not <br />worker stations. The applicant has proposed a proof of parking area, which includes enough <br />stalls to meet minimum parking standards for the proposed 9,000 SF addition. <br />2. Purchasing a Dump <br />Truck.
