Company Inc. <br /> h g p concerning a 9,000 SF <br /> building addition and <br /> City Planner Gundlach stated the applicant is requesting Site Plan and Nonconforming Use Permit associated off-street <br /> parking at 348 1st <br /> approval in order to allow construction of a 9,000 SF addition to the existing industrial Street SW. <br /> building located at 348 lst Street SW. She explained that the applicant would also need to Report No. 12-277. <br /> receive a MnDOT and Rice Creek Watershed District permit. The proposed addition would be Resolution No. 12-087 <br /> single story and be located on the northeast side of the existing building. The proposed <br /> improvements do not include any additional off-street parking or drive areas. A <br /> Nonconforming Use Permit is necessary as the site does not contain enough off-street parking <br /> stalls to accommodate the size of the existing building. The applicant states the Zoning Code <br /> requirements for off-street parking are not reasonable for their business based on how they use <br /> their floor space. Much of their floor space is taken up by large pieces of equipment, not <br /> worker stations. The applicant has proposed a proof of parking area, which includes enough <br /> stalls to meet minimum parking standards for the proposed 9,000 SF addition. <br />
