The lease terms would be from March 1, 2013 —June 30, 2013. <br /> Legislative History: <br /> None <br /> Financial Impact: <br /> Julianne Bruce and Valerie Headrick will continue their monthly lease payment of$430.31. The City will <br /> generate $1,721.24 during the four month lease. <br /> Explanation: <br /> This is a shorter term lease than generally agreed upon with tenants at NBCC, The reason for a shorter <br /> term is to allow Julianne Bruce and Valerie Headrick the opportunity to determine the impact Subway <br /> may have on their massage business. A massage business requires minimal disturbances for their clients <br /> to enjoy their services. Subway will be located below Julianne Bruce and Valerie Headrick's leased <br /> space. This could potentially lead to increased noise from Subway's operation which, in turn, could lead <br /> to a decrease in business for Julianne Bruce and Valerie Headrick. <br /> Julianne Bruce and Valerie Headrick are Licensed Massage Therapists that are current tenants in good <br /> standing at NBCC. Their original lease terms were March 1, 2011 —February 28, 2013. <br /> • <br /> This new lease includes minor changes from the original lease. The most noticeable would be the <br /> inclusion of a 30 day termination period. This termination clause has been added to provide Julianne <br /> Bruce and Valerie Headrick the opportunity to terminate if Subway does impact their business. <br /> Julianne Bruce and Valerie Headrick's space is in Room 229, which is on the second floor of NBCC. <br /> Their space is above the kitchen and opens to the atrium on the second floor. <br /> Cost and Funding: <br /> There are no costs to this agreement.
