RESOLUTION NO. <br />13 -066 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />MAKING FINDING OF FACT AND APPROVING A MINOR SUBDIVISION. <br />;REAS, an application has been made by Todd & Karla Reiland and Dennis & Patricia <br />menic, property owners of 1923 3rd ST NW and 2186 Bicentennial Court respectively, <br />permit the subdivision of 2,622 SF of property from 2186 Bicentennial Court, which <br />,uld then be legally combined with 1923 3rd ST NW, resulting in no new developable <br />K and <br />WIIEREAS, the procedural history of the application is as follows: <br />1. The applicant submitted an application for a Minor Subdivision on July 26, 2013. <br />A public hearing notice was published in the August 14, 2013 edition of the New <br />Brighton Bulletin. <br />Public hearing notices were sent to the property owners within 350' on August 13, <br />2013. <br />The City Council held a public hearing on August 27, 2013, where all parties present <br />were given the opportunity to speak. <br />5 The City Council voted on August 27, 2013 to approve the request subject to the <br />condition the applicants legally combine proposed Parcel A with 1923 3' ST NW. <br />W EREAS, the City Council makes the following Finds of Fact with regard to the Minor <br />bdivision (MS2013 -001): <br />The property proposed for subdivision is located at 2186 Bicentennial Court. <br />The property's parcel identification number is 303023440104. <br />2186 Bicentennial Court consists of 26,795 SF or 0.62 acres in area. <br />The property is zoned R — 1, Single Family Residential. <br />The property is guided in the New Brighton Comprehensive Plan for Low Density <br />Residential. <br />The applicant proposes to subdivide Parcel A, consisting of 2,622 SF of land area, <br />from 2186 Bicentennial Court then, as a separate action, legally combine the newly <br />subdivided parcel with the adjacent property at 1923 3Td ST NW. <br />T The existing legal description of 2186 Bicentennial Court is: <br />Lot 6, Block 2, Brentwood Hills Second Addition <br />8.; The legal description of proposed Parcel A is: <br />That part of Lot 6, Block 2, Brentwood Hills Second Addition, described as follows: <br />` Beginning at the northwesterly corner of said Lot 6; thence North 88 degrees 50 <br />f minutes 49 seconds East, along the North line of said Lot 6, a distance of 32.41 feet to <br />the northeasterly corner of said Lot 6; thence South 01 degree 04 minutes 10 seconds <br />East, along the Easterly line of said Lot 6, a distance of 70.00 feet; thence North 66 <br />degrees 21 minutes 12 seconds West a distance of 59.53 feet to the northwesterly line <br />
