ORDINANCE NO. <br /> STATE OF MINNESOTA <br /> COUNTY OF RAMSEY <br /> CITY OF NEW BRIGHTON <br /> AN ORDINANCE AMENDMENT <br /> RELATED TO ONE FAMILY DETACHED <br /> DWELLINGS IN THE <br /> NWQ, NORTHWEST QUADRANT ZONING DISTRICT <br /> THE CITY COUNCIL OF THE CITY OF NEW BRIGHTON ORDAINS that the New <br /> Brighton Code of Ordinance is amended by amending City Zoning Code Chapter 6, <br /> Article 6 as follows: <br /> Article 6. NWQ Northwest Quadrant District <br /> Sec. 6-680. Intent <br /> The purpose of the NWQ Northwest Quadrant District is to provide an area for an <br /> intensely developed mixed use center that will be a vibrant and active place where people <br /> can live, work, shop, play and be entertained. The mixture of land uses and design <br /> specifications in this ordinance are designed to implement the principles and guidelines <br /> established in the 1999 New Brighton Comprehensive Plan and the Northwest Quadrant <br /> Framework Plan and Design Guidelines, including the placement of buildings, streets, <br /> parking areas, sidewalks, and open space. <br /> Sec. 6-690. Permitted Uses. <br /> The following uses are permitted within the NWQ District but only if designated within <br /> the Building Type in this article: <br /> (1) Residential Uses <br /> A. Multi-family residential dwellings, as regulated by Building Types in this article. <br /> B. Higher density residential multi-family and attached single family uses located on <br /> the same site or within the same building as commercial or office, as regulated by <br /> Building Types in this article. <br /> C. One family detached dwellings as part of a Planned Development as regulated in <br /> Chapter 7 of the Zoning Code. <br /> (2) Commercial Uses <br /> Commercial uses are divided into two groups, those allowed on the street level of the Al <br /> Building Type and those allowed on upper floors of the Al or on any floor of the A2 <br /> Building Type, as defined in this article. <br /> A. Permitted Uses allowed on street level in the Al Building Type, if less than <br /> 10,000 square feet in area: <br /> 1. Sale and manufacture of baked goods; the sale of confectionery, dairy <br /> (Underline reflects new language, Strip reflects deleted language) <br />
