Parking will be provided along one side of all residential streets throughout the Enclave. We will <br /> coordinate for consistency either the west or east side and north or south side of each street. <br /> Additionally, with a 25-feet front setback each driveway will accommodate two parking areas in addition to <br /> the garage parking areas included with each home. Townhome parking will be accomplished through the <br /> existing 19 parking spaces along Old Highway 8 in combination with two spaces in the garage of each <br /> unit and two parking spaces in each driveway. <br /> SCHEDULE/TIMING <br /> With this application for consideration of the Enclave at New Brighton Exchange our desire is to obtain <br /> Preliminary Plat approval during the month of September. At the same time, we are continuing to work <br /> with the Minnesota Pollution Control Agency on the additional environmental remediation that needs to be <br /> addressed on the site. We believe approval of our Responsive Action Plan (RAP) with the MPCA will <br /> occur in early October allowing us to close on the property and begin work. We anticipate to have the <br /> 14th Street entrance and Northwest Parkway roadway connections completed this fall along with the <br /> additional environmental remediation allowing us to begin construction of our single family model homes <br /> in December. This will allow these model homes to be open for the Spring Parade of Homes in March <br /> 2014 and our selling efforts to be underway. The balance of the site will be completed in 2014 with <br /> utilities and streets, landscaping, irrigation, sod, and entrance monumentation. <br /> CONCLUSION <br /> Pulte Homes and Stantec sincerely appreciates the time, effort and willingness of City Staff, the <br /> Economic Development Commission, Planning Commission and City Council to meet and discuss the <br /> Enclave at New Brighton Exchange. We believe the Enclave will be a destination development in the <br /> Twin Cities due to its location, strong award winning school district, and site attributes which lends itself to <br /> young families seeking an urban environment along with vast open spaces of a new City Park and Long <br /> Lake Regional Park. Pulte desires to provide the City with a community that sets itself apart from the <br /> traditional and creates opportunity within New Brighton to expand housing opportunities through single <br /> family homes and townhomes. The Enclave emphasizes pedestrian movements, provides pedestrian <br /> and vehicular connectivity, and recognizes the City of New Brighton's original vision for New Brighton <br /> Exchange. <br /> We look forward to receiving additional input the community is able to provide as we continue through the <br /> public hearing process. <br /> Enclave at New Brighton Exchange PUD Submittal August 29, 2013 <br /> New Brighton, MN Page 5 of 5 <br />
