Townhomes <br /> The townhomes will be a reintroduction of our most recent row style townhome built most recently in our <br /> Emery Village community in Champlin and Cobblestone Lakes community in Apple Valley. The <br /> Discovery Row towhome is a three-story, rear load garage townhome comprised of 4- to 5-units per <br /> building. Unit sizes vary from end units at 2,220 square feet to middle units at 2,000 square feet. While <br /> tucked tightly to Old Highway 8, creating an urban boulevard corridor, these townhome units will be <br /> setback 10-feet from the pedestrian connections along Old Highway 8. Example elevations and floor <br /> plans are included with this submittal. <br /> Home Owners Association <br /> Pulte will establish the Enclave at New Brighton Exchange Homeowners Association and appoint the <br /> Board of Directors. The HOA will consist of a Master HOA over two sub associations; one for the single <br /> family homes and one for the townhomes. This structure will allow for independent management of each <br /> product type while creating organized structure of the common elements management of such items as <br /> entry ways, boulevard landscaping, Outlot management of irrigation, sod, and landscaping. The HOA will <br /> be responsible for enforcement of the Declaration of Covenants, Restrictions, and Easements as well as <br /> the Bylaws and Architectural Control Committee. The HOA will be responsible for the common area <br /> elements, maintenance, and long term replacement of such items including: landscaping, irrigation, sod, <br /> and monumentation. The HOA will be managed by a professional management company responsible for <br /> collection of dues, billings, etc. <br /> Walks &Trails <br /> Pedestrian connectivity is a key element in the creation and success of the Enclave. An 8-feet wide <br /> bituminous trail is provided along the west side of Searles Street connecting to the proposed City Park at <br /> the northern most terminus and linking to the existing trail system along Northwest Parkway. Additionally, <br /> a 5-feet wide concrete sidewalk is provided along both sides of the internal street system creating a <br /> walkable route throughout the development and connecting the proposed City Park to Old Highway 8 and <br /> Long Lake Regional Park. <br /> Streets <br /> The Enclave has created a hierarchy of streets as you navigate from Old Highway 8 north to the City <br /> Park. Northwest Parkway will extend as a boulevard median street westerly to the new entrance at 14 <br /> Street. Additionally as you enter from Old Highway 8 into the Enclave on 14th Street, you will be greeted <br /> by a landscaped median ending at the Northwest Parkway intersection. Both boulevard roadways will <br /> have a right of way of 72-feet with 21-feet of drive lane on either side of the median. <br /> Progressing northerly into the site all right of way will be 50-feet in width with 28-feet wide roadways. <br /> Keeping the single family homes at a 25-feet setback with landscaping along both sides of the roadway <br /> will create a tight urban feel as you traverse the Enclave. <br /> The townhome roadway will be a private roadway owned and maintained by the townhome association. <br /> The roadway will be 22-feet in width allowing for two way traffic. <br /> The street names within the Enclave have been derived from the New Brighton Area Historical Society <br /> study done in conjunction with the vision for New Brighton Exchange. Searles Street, Devine Drive, and <br /> Hipp Circle leave a legacy to those who have helped found New Brighton and played an important role in <br /> the development and history of the area. <br /> Street lighting will continue throughout the Enclave and our desire is to provide the exact decorative street <br /> lighting poles and fixtures as those that exist along Old Highway 8. <br /> Enclave at New Brighton Exchange PUD Submittal August 29, 2013 <br /> New Brighton, MN Page 4 of 5 <br />
