Variance Standard Worksheet <br /> 1.) Practical Difficulties: <br /> Moving the addition to meet current setbacks, the house would not follow with the main <br /> exterior walls. Adding the deck on the North side of the home would utilize the space of <br /> the yard. If we were to put a deck on the 2nd Ave NW side of the home, we would be <br /> using a part of the lawn that is flat and usable for open lawn area. <br /> 2.) Reasonable use: <br /> The existing home is a small one bedroom house and it is 480 sq. ft. With the addition <br /> to home would become 840 sq. ft. The addition will be used as a living space to include <br /> a bedroom, entryway and closet. The roofing and siding would be the same throughout <br /> the existing house and the addition. The deck would give the house an even larger feel <br /> and even though it is not living space. <br /> 3.) Applying to property: <br /> Moving the addition to meet the setback, the bedroom in the addition would become <br /> landlocked and the only way to access the bedroom would be to go through the existing <br /> bedroom or enter from outside. The house would then be inconsistent and it would flow <br /> awkwardly. The grading on the lot is such that the North side of the lot has a great <br /> incline/hill. This incline makes moving the addition to the current setback much more <br /> expensive because of having to make a higher elevation to have all of property one <br /> level. Having the deck on the North side would leave the space open on the Eastside of <br /> the yard for lawn. <br /> 4.) Character of the locality: <br /> The age of the house is 75 and it was built in 1938. This pre-dates the local ordinances. <br /> When looking around at the houses in the neighborhood there are a lot that seem to be <br /> close to the setback like mine. And much closer than the 30 ft setback. Having the deck <br /> on the North side of the house would lessen the feel of the amount of traffic compared <br /> to that on the East side of the house, being the house is on a corner lot with a three way <br /> stop. <br /> 5.) Consistency with comprehensive plan: <br /> The addition will continue to be used as a living space. The flow of the property will <br /> make the existing home and addition tie together with little ease. Adding the deck will <br /> also continue the flow of the property. With adding sliding glass doors the house will <br /> have more natural light and a larger feel. <br />
