Narrative for Village Orthodontics Addition <br /> We are seeking Site Plan Amendment Approval to build an additional 3,365 sf expansion of the <br /> new Orthodontic Clinic Building under construction at the NW corner of County Rd D west and <br /> Old Highway 8. This addition will be for a new dental specialty clinic and will bring the entire <br /> project up to 10,955 sf. The Orthodontic Clinic proposal was before the City and approved last <br /> January,with that submittal indicating an area for potential expansion. The opportunity to realize <br /> that expansion came sooner than expected, hence the request to amend the Site Plan. <br /> The addition will be single story, with flat roofs at 13'-6" and 17'-6", matching the original <br /> building. As before, the higher portion of the roof will wrap around the roof-top mechanical <br /> equipment on three sides, screening this equipment from view with a minimal amount of extra <br /> effort. The exterior walls of the addition are identical to the original building, ie, frame <br /> construction finished with EIFS with a brick wainscot capped with a stone sill. There is also some <br /> decorative stone at the entry. <br /> The plan that was approved last January showed 47 Parking Spaces, much more than required for <br /> the Orthodontic Clinic,but we maximized the site in preparation for this addition. This current <br /> layout has actually added one space on the west end, bringing the total to 48. Using the <br /> calculation of one space per 200 sf of total floor area less 10%,49 spaces would be required. But, <br /> calculating the actual maximum needs of the two clinics the proposed 48 spaces will meet those <br /> needs. For the Orthodontic Clinic,there are 9 chairs; worst case is one patient in every chair and <br /> one patient waiting, ie, 18, with a total staff of 10. Allowing for an increase of 2 staff,maximum <br /> parking needs would be 30. For the dental specialty clinic,with much less patient turnover, their <br /> maximum number of patients is 5, with 10 staff and a potential increase of 2 also, maximum <br /> parking is 17, for a total need of 47 Spaces between the two clinics. <br /> With a site perimeter of 1,269 feet, and Tree Landscaping requirements based on every 50 feet of <br /> perimeter of 1,000 sf of building,the perimeter measurement still dictates the number of trees(and <br /> shrubs), so we are assuming that what was approved previously is still valid. Two trees just west <br /> of the Orthodontic Clinic have been relocated further west of the addition, and we have added <br /> more Ornamental Grasses and Junipers along the front of the Addition. <br />
