city of <br /> Ni <br /> BRIGPO\ <br /> the city that Rinks for you <br /> interoffice <br /> MEMORANDUM <br /> to: Janice Gundlach, City Planner <br /> from: Craig Schlichting, Senior Engineering Supervisor <br /> subject: Village Orthodontics <br /> date: August 12, 2013 <br /> The Engineering Department has reviewed the site plan for the proposed addition <br /> Village Orthodontics and we offer the following comments; <br /> 1. The swale on the south side of the addition is 1%. With the placement of sod it is <br /> likely that water will need to build in certain areas before it reaches the pipe. The <br /> owner should be aware of this. Consider providing finish grade hubs along this <br /> swale, or build the bottom of the swale with rock/concrete to aid in water movement. <br /> 2. The south side swale is directed to a pipe, and it is not clear if proper cover can be <br /> placed on this pipe. Consider exposing block at the building corner to avoid pipe <br /> placement. <br /> 3. The adjacent parking lot spot elevations are not indicated, please add these to the <br /> drawing. It does appear that the adjacent lot drains away from this property and <br /> down the slope through a curb cut. <br /> 4. The drainage provided between the new addition and previously reviewed building <br /> plans is flat. Trench drains are provided, but the freeze/thaw of melting snow is a <br /> primary concern, as this discharge flows through the handicap stalls. I like the <br /> planted areas, but I envision these areas being used for snow storage, which adds <br /> to freeze/thaw concern. Design the concrete to have some fall from the staff <br /> entrance to the handicap curb cut to allow water to flow out even if a trench were <br /> plugged with snow/ice. <br />
