RESOLUTION <br /> NO. 13-012 <br /> STATE OF MINNESOTA <br /> COUNTY OF RAMSEY <br /> CITY OF NEW BRIGHTON <br /> RESO UTION MAKING FINDINGS OF FACT AND APPROVING A SITE PLAN. <br /> WILE' GAS, an application has been made by Andrew Wahl on behalf of Dental Properties, LLC for <br /> cons 1 eration of a Site Plan in order to construct a 7,556 SF dental office clinic and related <br /> surf.•e parking lot and other site improvements at 850 County Road D West, <br /> WHE• OAS,the procedural historyof the application is as follows: <br /> 1. • application for a Site Plan Review was received on December 28, 2012. <br /> 2. fil e Site Plan was deemed complete on December 28, 2012. <br /> 3. i e Planning Commission reviewed the request on January 22, 2013. <br /> 4. a Planning Commission recommended approval of the Site Plan application. <br /> 5. e City Council considered the request on January 22, 2013. <br /> WILE• DAS, the Planning Commission and City Council make the following Findings of Fact with <br /> respIt to the Site Plan (LP2013-001): <br /> 1. 4 e property is currently vacant and was the site of the former Godfather's Pizza restaurant. <br /> 2. li e property is zoned B-3, General Business. <br /> 3. e property is guided in the Comprehensive Plan for Community Business. <br /> 4. 11e existing property area is 1.5 acres or 66,070 SF. <br /> 5. e proposed use of a dental office clinic is a permitted use in the B-3, General Business <br /> NI ing district. <br /> 6. a proposed Site Plan consists of constructing an office building with a footprint of 7,556 <br /> " and a 2,400 SF basement, construction of a surface parking lot containing 45 parking <br /> s .lls, and related landscaping and lighting improvements. <br /> 7. e Planning Commission and City Council reviewed the Site Plan in accordance with the <br /> ping Code,more specifically Chapter 5, Sections 6-390, 8-010, and Chapter 11. <br /> 8. e Planning Commission and City Council reviewed the proposed use, building setbacks, <br /> parking setbacks, required # of parking stalls, floor area ratios, building height, performance <br /> standards, landscaping, lighting, and interdepartmental concerns and found the proposed <br /> elopment to fully comply with all Site Plan requirements of the Zoning Code, subject to <br /> r conditions. <br /> Now • REFORE BE IT RESOLVED that based upon the above findings of fact the application for <br /> a Sit, Plan (LP2013-001) is hereby approved, subject to the following conditions: <br /> 1. orporation of the comments contained in the Interoffice Public Works/Engineering Memo <br /> . ed 1/9/2013, attached to this report. <br /> 2.
