Not Approved <br /> Chairperson Howard requested further information on the proposed home styles. Mr. Peterson noted the homes were <br /> themed to be farmhouse, craftsmen/northern craftsman and Tudor. He reviewed how the homes would vary through their <br /> architectural elements and building materials. He explained how the home styles would then have to be disbursed <br /> throughout the neighborhood. He estimated that 25%of the homes he built were the farmhouse style. <br /> Commissioner Shardlow asked how the development would begin. Mr. Peterson stated the development would begin <br /> after the roadways were complete with two model homes. His goal was to have these completed by March of 2014 for the <br /> spring Parade of Homes. <br /> City Planner Gundlach suggested Mr.Peterson discuss the green path process followed by Pulte Homes. Mr.Peterson <br /> indicated every home built by Pulte Homes was a green path home,which meant the homes were energy efficient and this <br /> was tested by an independent third party. <br /> Commissioner Nichols Matkaiti inquired how the street lighting would be regulated. He questioned how the current code <br /> would address the higher density proposed for this development. City Planner Gundlach stated the City has not built a <br /> housing development of this size in quite some time. For this reason,the Public Works Director has requested a street <br /> lighting plan from the applicant and all City Code regulations regarding streetlights would be followed. <br /> Chairperson Howard reviewed the actions before the Commission this evening for Pulte Homes and recommended the <br /> items be approved in one motion. <br /> Motion by Commissioner Meyers, seconded by Commissioner Danger to close the Public Hearing. <br /> Approved 7-0. <br /> Motion by Commissioner McPherson,seconded by Commissioner Shardlow to approve staff recommendation. <br /> Chairperson Howard questioned if Condition 4,which states brick/stone shall cover 10%of the street façade of all 89 <br /> single-family homes and shall also cover 30%of the street façade of all 32 townhomes, could be amended as not all home <br /> styles proposed by Pulte Homes would have brick or stone. Community Development Director Fernelius indicated this <br /> could read no more than 25% of the facades would be the farmhouse style. He stated this item could be discussed further <br /> with the applicant prior to going before the City Council. City Planner Gundlach requested the 30%brick requirement on <br /> the townhomes remain in place. <br /> Commissioner Nichols Matkaiti stated the brick requirement could eliminate some potential homebuyers due to the price <br /> restraints. She requested the option to not have brick be discussed further with the applicant. <br /> Chairperson Howard questioned how the Commission wanted to proceed with this issue. City Planner Gundlach reported <br /> that staff could modify Condition 4 to eliminate the single-family brick requirement and be directed by the Commission to <br /> discuss this matter in further detail with the applicant prior to the Council meeting. The Commission agreed with this <br /> recommendation. <br /> Friendly Amendment <br /> Commissioner McPherson, seconded by Commissioner Shardlow to amend Condition 4 to read: Brick/stone shall <br /> cover 30% of the street facade of all 32 townhomes. <br /> Amendment Approved 7-0. <br /> Motion with Friendly Amendment Approved 7-0. <br /> Other Business: None. <br /> 4 <br />
