e. That the special use shall in all other respects conform to the applicable regulations of the <br />district in which it is located. <br />9. The Planning Commission and City Council found all Special Use Permit criteria of Section 8- <br />130 to be met, based on the following findings: <br />a. The proposed structure is needed to replace two existing buildings that require <br />replacement due to their tired condition. <br />b. The proposed structure will be located in a manner that is nearly 400' from the nearest <br />residence and screened by existing vegetation. <br />c. Other improvements are proposed to this general area of the golf course, including new <br />asphalt, grass, and a putting green, having an overall positive impact on the golf course. <br />d. The proposed structure will not negatively impact drainage and will utilize existing <br />utilities and access roads. <br />e. All other development standards, such as setbacks and building height, meet the <br />standards of the R -1 zoning district. <br />Now THEREFORE BE IT RESOLVED that based upon the above findings of fact the application <br />for a Special Use Permit (SP2014 -001) is hereby approved, subject to the following <br />condition: <br />1.
