Special Use Permit Criteria Worksheet <br />1. The establishment, maintenance or operations of the special use will not <br />be detrimental to or endanger the public health, safety, morals, comfort or <br />general welfare. <br />With the addition of a larger_ maintenance garage at Brightwood Hills Golf <br />Course there is in no wa that it will endan er or be detrimental to the <br />public's health or general welfare. In fact, the area will be better <br />maintained and more aesthetically pleasing providing_ an asset to the <br />community. <br />2. That the special use will not be injurious to the use and enjoyment of other <br />property in the immediate vicinity for the purposes already permitted, nor <br />substantially diminish and impair property values within the neighborhood. <br />The current maintenance garage structures that are currently on site are <br />tired and old hence a new structure will greatly improve the aesthetics to <br />all those who will be able to see the structure. <br />3. That the establishment of the special use will not impede the normal and <br />orderly development and improvement of the surrounding property for <br />uses permitted in the district. <br />The proposed new maintenance garage will enhance the surrounding <br />properties and will not impede the normal and orderly development. <br />4. That adequate utilities, access roads, drainage and /or necessary facilities <br />have been or are being provided. <br />Minimal grading will take place to construct a concrete slab for the flooring <br />of the new maintenance narage. Adequate utilities such as electric and <br />water will be provided and the necessary drainage will be installed. <br />5. That the special use shall in all other respects conform to the applicable <br />regulations of the district in which it is located. <br />Since Brightwood Hills Golf Course property is zoned residential, all <br />residents within 350 feet of the premise will be notified of the maintenance <br />eLaarage construction and the golf course will comply with any conditions <br />that may be placed on the new garage through the special use permit <br />process. <br />
