RESOLUTION <br /> PLANNING COMMISSION <br /> CITY OF NEW BRIGHTON <br /> RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF A SPECIAL USE <br /> PERMIT. <br /> WHEREAS, an application has been made by CU Companies to permit an amendment to the <br /> existing Comprehensive Sign Plan governing allowed signage at Main Street Village and which <br /> would permit construction of an additional ground sign and wall signs at 500 and 550 Main <br /> Street, and <br /> WHEREAS,the procedural history of the application is as follows: <br /> 1. An application for a Special Use Permit was received on June 27, 2014 <br /> 2. The Planning Commission, pursuant to published and mailed notices, held a public hearing <br /> on July 15, 2014 and all present were given a chance to freely speak at the hearing. <br /> 3. The Planning Commission recommended approval on July 15, 2014. <br /> WHEREAS, the Planning Commission makes the following Findings of Fact with respect to the <br /> Special Use Permit(SP2014-004): <br /> 1. The property is zoned B —4, Downtown Business. <br /> 2. The property is guided in the Comprehensive Plan for City Center. <br /> 3. The proposed use of the site consists of a multi-tenant office building. <br /> 4. Per Zoning Code Section 9-041 Main Street Village is considered a renewal area and is thus <br /> permitted to adopt a Comprehensive Sign Plan. <br /> 5. At the time of approval of the Main Street Village a Comprehensive Sign Plan it was noted <br /> that several sign plan amendments would likely be necessary as businesses occupy the site. <br /> 6. CU Companies proposes to construct an additional ground sign at the central main entrance <br /> area along Main Street. <br /> 7. The proposed sign would measure approximately 64 SF with a graphic area and design <br /> consistent with the existing ground sign. <br /> 8. The existing ground sign would be re-faced to match the new ground sign. <br /> 9. Wall signage is proposed to be expanded, specifically to allow larger logo signs. <br /> 10. The Planning Commission reviewed the proposal in accordance with the following <br /> Comprehensive Sign Plan findings of Zoning Code Section 9-041 (4). <br /> a. That the sign plan provides sound identification, reduction of clutter, and aesthetic <br /> enhancement. <br /> b. That the sign plan is sensitive to and compatible with physical circumstances of the site <br /> and buildings. <br /> c. That the sign plan is not detrimental to public safety. <br /> d. That the sign plan will not impede the normal and orderly placement of signs on <br /> surrounding properties. <br /> 8.
