RESOLUTION <br /> PLANNING COMMISSION <br /> CITY OF NEW BRIGHTON <br /> RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF A SITE PLAN. <br /> WHEREAS, an application has been made by Nor-Son Inc. on behalf of APi Group Inc. to <br /> be considered for a Site Plan for development of a 1.94 acre parcel with a 3 story, 45,000 <br /> SF training center and office building within the New Brighton Exchange Redevelopment <br /> Area located at the northwest corner of Northwest Parkway and Old Highway 8 NW. <br /> WHEREAS,the procedural history of the application is as follows: <br /> 1. Application for a Site Plan was received on June 27, 2014. <br /> 2. The Planning Commission reviewed the written Planning Report and discussed the <br /> request on July 15, 2014. <br /> 3. The Planning Commission recommended approval of the request on July 15, 2015. <br /> WHEREAS,the Planning Commission makes the following Findings of Fact with respect to <br /> the Site Plan(LP2014-004): <br /> 1. The property is located on the west side of Old Highway 8 NW within in the New <br /> Brighton Exchange redevelopment area, specifically the southern 1.94 acres of Lot 1, <br /> Block 3, Long Lake Landing located at the northwest corner of Northwest Parkway <br /> and Old Highway 8 NW, also known as Block G of the NWQ Framework Plan. <br /> 2. The property is zoned NBE,New Brighton Exchange. <br /> 3. The property is guided in the New Brighton Comprehensive Plan for CC, City Center. <br /> 4. The proposed Site Plan consists of construction of a 3-story, 45,000 SF corporate <br /> training center and office building for APi Group Inc. including construction of 87 <br /> surface parking stalls, lighting, landscaping, grading, utilities, and other related site <br /> improvements. <br /> 5. The applicant has requested Site Plan approval and the Planning Commission have <br /> reviewed the Site Plan against all criteria within Chapter 6, Article 6 of the Zoning <br /> Code. <br /> 6. The Planning Commission reviewed the following Site Plan criteria and determined <br /> all applicable standards have been met: <br /> a. Use and Building Type <br /> b. Building Setbacks <br /> c. Parking <br /> d. Landscaping <br /> e. Lighting <br /> f. Building Design <br /> g. Exterior Building Materials <br /> Now THEREFORE BE IT RESOLVED that based upon the above Findings of Fact the <br /> application for a Site Plan (LP2014-004), are hereby recommended to the City <br /> Council for approval, subject to the following conditions: <br /> 1. A Minor Subdivision is approved, subdividing the southern 1.94 acres from Lot 1, <br /> Block 3, Long Lake Landing. <br />
