filik
NOR-SON
Build well.Be well.
Janice Gundlach
Community Development Department
Planning and Zoning
803 Old Hwy 8NW
New Brighton,MN. 55112
RE: APi Training Center and Offices
Narrative for Land Use Application
1320 Old Hwy 8 NW
Summary:
Our project includes new construction of a 45,000 gross square foot three story training facility
and office building and associated site improvements for APi Group located on the southerly one
half of Lot 1 Block 3 Long Lake Landing(approximately 2 acres). Timetable for construction
includes site work beginning Fall of 2014,building foundations Spring of 2015,and occupancy by
Winter 2015.
Grading and Drainage:
Project will require the import of fill soils and will be graded to drain to the west where we will tie
into existing storm sewer infrastructure. The proposed design meets the criteria of the Rice Creek
Watershed District.
Site Utilities:
The project will connect to existing water and sewer services along the west edge of the site. The
project will utilize 6"sanitary sewer and an 8"water service, which will be split at the building
mechanical room into 2"domestic water and 6"fire protection lines.
Parking:
Parking capacity meets the minimum requirements of the city of New Brighton (4 stalls per 1,000
net square feet). Our schematic floor plans show a net floor area of 27,007 s.f.,which will results in
a total parking requirement of 108 stalls. In an effort to show compliance with the LEED Rating
