city of NEW BRIGH M\ the city that works for you interoffice MEMORANDUM to: Janice Gundlach, City Planner from: Craig Schlichting, Senior Engineering Supervisor subject: API Training Center and Offices date: July 8, 2014 The Engineering Department has reviewed the site plan and preliminary grading & utility plans for The Enclave and we offer the following comments: Streets/Trails- 1. Additional spot elevations are required at the driveway entrance to insure proper drainage. 2. Additional spot elevations are required on the walk along the ROW and at the pedestrian ramps to verify ADA compliance and proper drainage. 3. A note shall be added to the plans indicating that the contractor must contact Mark Herrick in the Engineering Department at 651-638-2054 for inspection of all street and utility work. 4. An irrigation plan should be prepared to address sprinkling needs. 5. A detail for proposed pylons need to be added to the plans. I believe that this was sent as part of a larger package to the owners Engineer. Storm Sewer-Grading 1. The fill quantity(anticipated import—7,500 CY)needs to be quantified on the plans. The haul route of the import should be discussed to eliminate/limit impacts to existing streets/utilities. 2. Drainage calculations/areas including discharge rates, HWL's and storm sewer sizing should be included with future submittals for our review. With each drainage area we would like to see the hard surface area to include the maximum buildout(with proof of parking). 3. A permit will be required from the Rice Creek Watershed District. 4. If a cross gutter is required to properly drain the intersection, it needs to be shown on the plans(it is currently unknown without detailed intersection drawings/elevations). 5. Site storm sewer will connect into an existing storm sewer near the entrance. Please provide a shop drawing for SK-01 and indicate the proposed casting on the plan.
