That the establishment, maintenance, or operations of the special use will not be <br />detrimental to or endanger the public health, safety, morals, comfort or general welfare. <br />That the special use will not be injurious to the use and enjoyment of other property in <br />the immediate vicinity for the pufposes aheady permitted, nor substantially diminish and <br />impair property values within the neighborhood. <br />That the establishment of the special use will not impede the normal and orderly <br />development and improvement of the surrounding property for uses permitted in the <br />district. <br />That adequate utilities, access roads, drainage andlor necessary facilities have been or are <br />being provided. <br />That the special use shall in all other respects conform to the applicable regulations of the <br />district in which it is located. <br />Planning Commission and City Council determined that all special use conditions of <br />ion 9-041 and Section 8-130 have been met, based on the following points: <br />The proposed monument sign is no larger than the existing monument sign. <br />The proposed monument sign, and the justification for two monument signs, is that they <br />provide identification for tenants of two buildings that reside on a comer lot. <br />The proposed monument sign setback is consistent with the existing monument <br />setback. <br />The larger logo signs are insignificant when viewed from two stories up. <br />The wall sign graphics are consistent with the originally approved Comprehensive Sign <br />Plan for Main Street Village. <br />EREF6RE Bn Ir RESOLVED that based upon the above findings of fact the application <br />Special Use Permit (SP2014-004) is hereby approved consistent with the plans attached <br />ibit A to this Resolution. <br />this22"d day of July,2014. <br />Halley,City Clerk <br />sign <br />L\REPORTS\2O14\Community Development\7-22-2014\SP20t4-004 (CU Companies) - RESOLUTION.doc
