Consideration of a Minor Subdivision subdividing the southern 1.94 acres of Lot <br />1, Block 3, Long Lake Landing located on Block G within the New Brighton <br />Exchange redevelopment area. Report No. 14 -188. <br />City Manager Lotter indicated City Planner Gundlach would be presenting this item to the Council. <br />City Planner Gundlach explained the applicant was requesting a minor subdivision of Lot 1, <br />Block 3, Long Lake Landing, also known as Block G located on the west side of Old Highway <br />8 NW within the New Brighton Exchange redevelopment area. The proposed subdivision <br />would allow the existing 3.88 acre lot to be split into two, 1.94 acre lots. Both proposed lots <br />would exceed the 100' minimum width and 20,000 SF minimum lot size requirements <br />established per Zoning Code Section 6- 710(1)(A & B). The northerly lot would be retained by <br />the City and be southerly lot would be sold to AN Group Inc., where they would construct a 3- <br />story, 45,000 SF corporate training center and office building. Staff noted an existing 10' <br />drainage and utility easement currently exists around the perimeter of Lot 1, Block 3, Long <br />Lake Landing.
