RESOLUTION <br /> PLANNING COMMISSION <br /> CITY OF NEW BRIGHTON <br /> RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF A SITE PLAN. <br /> WHEREAS, an application has been made by Eric Chalmers on behalf of AccuStream for <br /> consideration of a Site Plan application in order to construct a 70' x 125' addition and associated <br /> surface parking complimenting the existing building at 309 5th Avenue NW. <br /> WHEREAS,the procedural history of the application is as follows: <br /> 1. An application for a Site Plan Review was received on June 1, 2012. <br /> 2. The Planning Commission reviewed the request on June 19, 2012. <br /> 3. The Planning Commission recommended approval of the Site Plan application. <br /> WHEREAS,the Planning Commission makes the following Findings of Fact with respect to the Site <br /> Plan (LP2012-001): <br /> 1. The property is legally described as follows: <br /> Lot 2, Block 1, Brighton Corporate Park, Ramsey County, Minnesota <br /> 2. The property currently contains a one-story, 22, 858 SF office/warehouse building with a <br /> 2,000 SF mezzanine <br /> 3. The property is zoned I-2, Heavy Industrial. <br /> 4. The property is guided in the Comprehensive Plan for Business Park <br /> 5. The existing property area is 2.18 acres or 94,987 SF. <br /> 6. The proposal is to construct a 70' x 125' addition on the street side of the existing building <br /> and construct surface parking in the rear yard. <br /> 7. The Planning Commission recommended approval for a Site Plan in accordance with Zoning <br /> Ordinance Section 8-010, subject to conditions. <br /> 8. The Planning Commission reviewed building setbacks, parking setbacks, required # of <br /> parking stalls, floor area ratios, building height, off-street loading/unloading requirements, <br /> performance standards, landscaping and signage and found the proposed expansion to fully <br /> comply with all requirements of Section 6-150 and Chapter 11 of the Zoning Code. <br /> 9. Additionally, the Planning Commission finds the performance standards required under <br /> Section 6-390 are met. <br /> NOW THEREFORE BE IT RESOLVED, that based upon the above findings of fact the application for <br /> a Site Plan (LP2012-001) is hereby recommended for approval subject to the following <br /> conditions: <br /> 1. The addition is constructed consistent with the plans submitted and attached to the Planning <br /> Report dated 6/15/2012. <br /> 2. The access easement per Document No. 2460942 is released or revised to that access rights <br /> are fully within drive-aisles and not encroaching on parking islands or stalls.
