city(I
VFW
BRIGH ON
1he city Mal works for you
interoffice
MEMORANDUM
to: Janice Gundlach, City Planner
from: Craig Schlichting, Civil Engineer II
subject: 309 5th Avenue-Accustream
date: June 13, 2012
The Engineering Department has reviewed the site plan for Accustream and we offer the following
comments:
Streets-Parking Lot
1. Portions of the existing curb and gutter and pavement along 5m Avenue will be removed and replaced
with the driveway removal. The proposed curb should match the B-style existing curb. A curb cut
permit will be required to insure that the removal and replacement are done according to City
Standards.
2. The plans include removal of existing bituminous at the SE corner of the site for a storm sewer
connection. The owner shall coordinate this work with the adjacent landowner to allow proper site
access for the duration of the project.
3. The owner is confirming the necessity of an unused existing access extension at the NE corner of the
site. Please provide written documentation from the adjacent landowner complying with your plans to
not provide an access with the current design. Additional parking could be striped in this area if it is
not maintained as an access.
4. A note shall be added to the plans indicating that the contractor must contact Mark Herrick in the
Engineering Department at 651-638-2054 for inspection of all street and utility work within 5th Avenue
NW.
5. The engineer shall verify the location of all small utilities prior to construction to avoid potential
conflicts with the proposed excavation of the filtration basin.
6. A maintenance plan should be provided to the City for the proposed pervious parking and filtration
basin.
7. The existing retaining wall will need to meet loading requirements per the City of New Brighton
building official.
8. Soil borings may be required by the watershed, it is recommended that the borings include a
pavement design based on the existing soils found.
