PLANNING REPORT <br /> DATE: September 15, 2011 <br /> CASE: LP2011-001 <br /> SUBJECT: Site Plan request to consider allowing a 3rd driveway approach at 1901 <br /> Sioux Boulevard <br /> APPLICANT: Peter Murlowski <br /> REQUEST&BACKGROUND <br /> The applicant is requesting a Site Plan approval to allow construction of a third driveway curb <br /> cut/approach at 1901 Sioux Boulevard. Zoning Code Section 11-020 (8) (G) states that "no <br /> property under common ownership is entitled to more than two curb cuts or access points unless <br /> a site plan for a greater number is approved by the City Council". The property currently has <br /> one curb cut providing access to a detached garage in the side street yard. The applicant wishes <br /> to install a horseshoe driveway, requiring two additional access points for a total of three. To <br /> accomplish the horseshoe driveway the applicant would install one of the access points on the <br /> side street side (Kiowa Ave) and the other one in the front yard to Sioux Boulevard. <br /> To staff's knowledge, this is the first request for a third driveway access point. Generally, the <br /> Site Plan procedure is reserved for commercial and industrial property. Based on the code <br /> language of Section 11-020 (8) (G), staff consulted with the City Attorney to confirm the <br /> appropriate approval process entailed review and approval of a Site Plan.
