SITE PLAN ANALYSIS <br /> While Zoning Code Section 11-020 (8) (G) requires approval of a Site Plan to allow a third <br /> driveway access point, there are not standards specified for that review. City staff met to discuss <br /> the proposal and considered the following factors in making a recommendation on the request: <br /> • Sight visibility <br /> • Compliance with other Zoning Code standards <br /> • Public safety impacts <br /> City staff reviewed the request and determined that sight visibility issues should not be <br /> negatively impacted. Staff also has reviewed the site and determined that the required driveway <br /> setback standards can be met. Lastly, Public Safety finds the additional driveway to be a positive <br /> because parking a vehicle in the existing driveway is difficult in that the entire driveway is in the <br /> public right of way. Thus, staff recommends approval subject to compliance with several <br /> conditions. <br /> STAFF RECOMMENDATION <br /> Approve the Site Plan request subject to the following conditions: <br /> 1. Installation of the horseshoe driveway shall be in compliance with the 50% maximum <br /> hardcover limitation for the entire parcel. <br /> 2. The two new driveway access points shall meet the following requirements: <br /> a. 20' setback from any right-of-way line of a street intersection <br /> b. 40' setback from another driveway on the same parcel <br /> c. 50' setback from another driveway on a different parcel <br /> d.
