1 <br /> Not Approved , <br /> Ms. Gundlach explained that unlike most land use applications, there are no specific standards that must <br /> be reviewed to determine whether or not to approve the request. Staff met with both the City <br /> Engineering/Public Works and Public Safety Departments to gain feedback on the proposed 3rd driveway <br /> approach. <br /> Staff recommends approval of the Site Plan request, subject to the following conditions: <br /> • Installation of the horseshoe driveway is in compliance with the 50% maximum hardcover <br /> limitation for the entire lot. <br /> • The two new driveway access points meet the following requirements: <br /> • 20' setback from the ROW line of the street intersection <br /> • 40' setback from another driveway on the same parcel <br /> • 50' setback from another driveway of a different parcel <br /> • The driveway access points intersect the street at 90 degree angles <br /> Commissioner Meyers asked who is responsible to pay for the curb cut. <br /> Ms. Gundlach responded that the applicant pays for curb cut, as well as obtain a permit, and pay an <br /> escrow to Public Works to ensure proper restoration. <br /> Chairperson Howard asked if the Public Safety department has reviewed the request. Ms Gundlach <br /> confirmed they did and had no objections. Peter Murlowski , the applicant was available for questions. <br /> Chairperson Howard asked Mr. Murlowski if the 50% maximum hardcover limitation requirement is <br /> met. Mr. Murlowski stated that he checked it out, and he is in compliance. Chairperson Howard <br /> questioned the distance to corner. Ms. Gundlach displayed an overhead photo detailing the property <br /> boundaries, and the proposed driveway in relation to the street intersection. <br /> Commissioner Meyers asked if any trees would be removed? Mr. Murlowski stated he plans to work <br /> around existing trees, but would remove bushes, and dead trees. Commissioner Howard questioned if the <br /> commission may be setting precedence. Ms. Gundlach reported that a request for a third curb cut would <br /> be unlikely, noting this type of request is limited to corner lots and that it is an expensive process. <br /> Commissioner Meyers asked if there is any concern with the applicant adding a car port, Ms. Gundlach <br /> responded that car ports would not be permitted. <br /> Motion by Commissioner Alvey, seconded by Commissioner Nichols Matkaiti to approve the staff <br /> recommendation with the conditions. <br /> 4-0 Approved. <br /> Other <br /> Commissioner Howard asked Planner Gundlach to comment on landscaping ordinance recently reviewed <br /> by the EDC commission. Ms. Gundlach stated that the ordinance is close to final form. The EDC was <br /> very supportive. One of the EDC commissioners suggested storm water expectations be added to the <br /> ordinance. <br /> Adjournment <br /> Motion by Commissioner Meyers, seconded Commissioner Alvey. <br /> 4-0 Motion Carried <br /> Adjourned at 750 pm <br /> 4 <br />
