PLANNING REPORT <br /> DATE: November 8, 2011 <br /> CASE: SP2011-014 <br /> SUBJECT: Special Use Permit to permit a front entry roof addition within the <br /> front yard setback <br /> APPLICANT: Tomco Company on behalf of Gary& Kristen Johnson <br /> REQUEST&BACKGROUND <br /> The applicant requests a Special Use Permit to permit construction of a 4.5' x 5' front entry <br /> addition to the home at 1672 Canyon Lane. The proposed front entry addition would encroach <br /> approximately 4.5' into the required 30' front yard setback, for a total front yard setback of <br /> 25.5'. Zoning Code Section 4-040 (3) (B) provides for a maximum 6' encroachment of 35% of <br /> the width or the home or 12', whichever is less, when specified conditions are met. Staff has <br /> worked with the applicant to confirm that the submitted plans are in accordance with those <br /> conditions. <br /> The applicant currently is in possession of a building permit for other improvements at this <br /> property. It was at the time of building permit that the applicant was notified of the special use <br /> permit requirement for the covered front entry encroachment.
