It is staff's opinion that this criterion is met. The proposed covered front entry roof <br /> addition will not impact use or enjoyment of other property and is merely an <br /> enhancement to the already permitted single family home. <br /> c. That the establishment of the special use will not impede the normal and orderly <br /> development and improvement of the surrounding property for uses permitted in the <br /> district. <br /> Not applicable. This special use does not impact normal or orderly development and <br /> will be an improvement to surrounding property. <br /> d. That adequate utilities, access roads, drainage and/or necessary facilities have been or <br /> are being provided. <br /> The proposed front entry roof addition will not impact existing use of utilities, access <br /> roads, or drainage. <br /> e. That the special use shall, in all other respects, conform to the applicable regulations <br /> of the district in which it located. <br /> The submitted survey illustrates the existing home conforms to all other applicable <br /> zoning regulations. <br /> Based on the above analysis, staff finds the proposed front entry roof addition meets all special <br /> use standards of Zoning Code Section 4-040(3)(B) and 8-130. <br /> STAFF RECOMMENDATION <br /> Staff recommends approval as submitted. <br /> drakt.t aum,d - <br /> Janice Gundlach, City Planner <br />
