PLANNING REPORT <br /> DATE: November 10, 2011 <br /> CASE: LP2011-006 <br /> SUBJECT: Site Plan Review to consider a 73' x 43' canopy addition at 375 5th AVE <br /> NW <br /> APPLICANT: Quality Corp. on behalf of Hypro/Pentair Water <br /> REQUEST&BACKGROUND <br /> The applicant is requesting Site Plan approval in order to permit construction of a 73' x 43' <br /> canopy addition at the rear of the existing industrial building at 375 5th Avenue NW. The <br /> purpose of the canopy addition is to provide cover from the elements for the various dumpsters <br /> located near the truck docks. The canopy addition will not affect any parking stalls or <br /> maneuverability of the existing parking lot and is proposed in a location meeting all setback <br /> requirements. <br /> The applicant has stated the primary need for the canopy addition is to prevent water from <br /> entering the dumpsters. The dumpsters stored in this location do not contain refuse; rather they <br /> are for metals recycling.
