The canopy will be constructed flush with the rear wall of the building and contain <br /> sides that extend vertically on average a height of 16' with the peak height being 28.5' in the <br /> center. The end of the canopy will be completely open to as to allow trucks to maneuver in the <br /> area. Staff examined the following issues with respect to the request: <br /> Building Setbacks <br /> Section 6-150 Required Existing Proposed <br /> North(side) 15' 446' 591' <br /> South(side) 15' 51' 82' <br /> East (rear) 20' 290' 240'+ <br /> West(front) 40' 63.5' n/a <br /> The proposed setbacks for the canopy addition meet the minimum requirements of Zoning Code <br /> Section 6-150. <br /> Building Height <br /> Zoning Code Section 6-150 allows a maximum building height of 40 feet. The average height of <br /> the canopy will be approximately 16', rising to a peak height of 28.5' in the center. This <br /> maximum height of 28.5' is well within the maximum allowed under Section 6-150. <br /> Floor Area Ratio (FAR) <br /> Zoning Code Section 6-150 allows a floor area ratio of 0.4 for one-story buildings. While the <br /> proposed canopy addition does not increase the amount of usable floor area, staff calculated the <br /> FAR as if it were providing floor area as often times the intent of an FAR standards is to control <br /> massing on a site and visually the canopy will increase massing on the site. The existing and <br /> proposed floor area ratio is as follows: <br /> 62,001 SF (existing) +3,139 SF (proposed canopy)/446,557 SF (lot area) =0.15 FAR <br /> Whether the proposed canopy is counted towards the allowable FAR, the standard of Zoning <br /> Code Section 6-150 is met. <br />
