Parking <br /> The canopy addition is proposed to be constructed in a location that will not impact any parking <br /> stalls or maneuverability of the parking lot. The canopy is being constructed over an existing <br /> concrete pad near the loading dock area. Because the proposed canopy does not constitute <br /> usable floor area, no additional parking would be required. However, 262 surface parking stalls <br /> are available on site. Based on a manufacturing parking standard, the existing building would be <br /> required 160 parking stalls. With 262 stalls available, the 102 stall overage would be more than <br /> adequate should there be a concern of parking demand on site. <br /> Landscaping <br /> Because the proposed canopy addition does not constitute additional floor area, no landscaping is <br /> required under the newly adopted landscaping ordinance. In order to trigger landscaping <br /> requirements, there must be an expansion of the existing gross floor area of the building. As <br /> such, the applicant has not proposed any landscaping. <br /> Exterior Materials <br /> Zoning Code Section 6-390 (12) provides for exterior material requirements for the street side of <br /> the structure. This section further states that other sides of the structure shall not be raw block. <br /> The applicant is proposing to erect a steel frame canopy with the cover being a weather resistant <br /> canvas-like material. There are no code standards in place that would prohibit this type of <br /> structure. The applicant has stated the color of the canvas-like material will be white and he is <br /> unsure if the material comes in other colors. This canvas-like material is specialized to as to <br /> withstand the elements over a 25 year time period. Staff would recommend, if possible, this <br /> canvas-like material be of a color that matches the existing concrete walls, which are tan in color. <br /> Building Official Comments <br /> Building Official Jim Williamette reviewed the plans that were submitted and provided <br /> comments in the attached interoffice memo dated 10/6/2011. The concerns are technical in <br /> nature with regard to building and fire code issues. The applicant should be aware of these <br /> comments and address them at the time of building permit application. <br /> Public Safety Comments <br /> Deputy Director of Public Safety Tony Paetznick reviewed the plans that were submitted and <br /> provided comments in the attached interoffice memo dated 10/6/2011. Public Safety supports <br /> covering the dumpster area in hopes that it deters thieves. Additionally, Public Safety is <br /> requesting that a dry sprinkler system is installed within the canopy area due to the flammability <br /> of the manufacturing byproducts stored in the recycling containers. The applicant should be <br /> aware of these comments and address them at the time of building permit application. <br /> Public Works/Engineering Comments <br /> Civil Engineer II Craig Schlichting reviewed the plans that were submitted and provided <br /> comments in the attached interoffice memo dated 11/8/2011. Engineering staff is concerned <br /> with the existing drainage patterns of this area. The memo advised two minor improvements to <br /> the drainage system that are necessary to ensure the adjacent neighbor (portable storage) is not <br /> negatively impacted by flooding and that, in large rain events, the applicant's drainage does not <br /> contribute to flooding at County Road E2. The applicant is advised to work with the Public <br /> Works/Engineering department to ensure their concerns are addressed. <br />
